How three projects came together

the situation

Three-bedroom unit, Mont Kiara — layout that had not changed in twelve years

A couple with two school-age children found their apartment felt too fragmented. The kitchen was isolated from the living area, one child had no study space, and the guest room was barely used. They had tried to brief contractors themselves but kept getting plans that looked different from what they intended.

what we did

We spent two sessions understanding daily flow — school run timing, homework hours, how often guests actually stayed. The brief noted that the children's routines overlapped in ways the existing layout did not support. The design package proposed opening the kitchen toward the dining area, converting the guest room into a shared study with a sofa bed, and rerouting circulation so the family area felt connected rather than divided.

The full documentation set, including 3D views for all four main spaces, was used to tender to three contractors. The chosen contractor built from the drawings with fewer variations than the family had experienced on a previous project.

Newly purchased unit, Bangsar South — no renovation experience, tight timeline

A first-time apartment owner had collected reference images for months but could not turn them into a coherent direction. She had appointed a contractor who was waiting for a brief. The project was at a standstill.

what we did

We worked through the Concept Development service in just under three weeks. The site visit revealed that the unit had a better view axis than the original layout acknowledged, and the draft layout reoriented the living area accordingly. The mood references were narrow enough to be useful — not a broad palette, but a specific set of materials and tones that could be applied consistently.

The presentation document gave the contractor a clear starting point. The owner subsequently engaged us for the full design package to complete the documentation.

the situation

Active renovation, Cheras — drawings in place, sourcing not moving

A client had full drawings from another designer and had appointed a contractor. Build had started, but supplier selections had stalled — too many options, not enough time to visit showrooms, and the contractor was substituting materials without the owner's input.

what we did

We engaged on Procurement and Coordination only. Within the first week, we visited four suppliers across Klang Valley — two tile showrooms in Kepong, a cabinet maker in Subang, and a lighting supplier in Pandan — and provided a shortlist with pricing and lead time for each item still unselected.

Site walks started from week two. Three contractor substitutions were identified and reversed in the first month. The shared change log was updated after each visit and shared with both the owner and contractor.
