Apartment interior design

why tepians

What makes the difference in apartment design

The details that matter in a residential project — clear documentation, independent sourcing, and a process that does not proceed until you have reviewed it — are not universal in the industry.

six things worth knowing

What tepians does differently

A documented brief before any drawings

We write down what you have agreed to before the design phase begins. The brief is a reference point for every decision that follows — not a memory of a conversation.

3D views before purchase decisions

Photoreal 3D renders let you walk through material combinations and furniture placements before anything goes on order. Changes at the design stage cost nothing; changes mid-build can be significant.

No referral fees from suppliers

We do not take commissions from the suppliers we recommend. Shortlists reflect what fits your project — not what fits an arrangement between us and a seller.

Apartment-specific focus

We work on apartments only. That means every part of our process — from site visit protocol to documentation format — is built around the constraints and requirements of residential units in KL.

Klang Valley sourcing knowledge

Years of sourcing visits across PJ, Subang, Kepong, and central KL mean we know which suppliers are worth visiting, what is available at each price point, and what lead times to expect.

Decisions stay with you

We narrow the field and present options; you make the calls. Nothing is purchased, specified, or confirmed without your explicit sign-off at each stage.

expertise

Residential apartment focus, built over time

Apartment design in Kuala Lumpur has its own set of constraints: column positions, plumbing risers, service yard access, corridor widths, and building management rules that vary by development. Working on apartments consistently means we know where these issues tend to appear and how to design around them without surprises mid-build.

Our team's background spans architectural documentation and site coordination — skills that translate directly into cleaner drawings and fewer ambiguities when a contractor reads the set.

what this means in practice

  • Drawings that account for known apartment constraints before a site visit confirms them
  • Material schedules formatted to match how local contractors read them
  • A brief process that draws on experience of what owners in KL apartments typically need
  • Site walks informed by what tends to drift during a build in this market

visualisation

3D that helps you decide, not just appreciate

The value of a 3D render is not aesthetics — it is decision-making. A photoreal view of your living room in the specified tile and furniture combination tells you whether it works before the tile is laid. That is the point of the visualisation: to surface choices that still have time to change.

Renders are produced room by room as the material schedule firms up, so you are reviewing actual specifications rather than placeholder finishes.

full design package includes

  • Floor plans with furniture layout and dimensions
  • Electrical and lighting layout drawings
  • Photoreal 3D views per room (up to four rooms in base)
  • Material and furniture specification schedules
  • A documentation set a contractor can build from

client service

One point of contact through the project

You work with the same people from brief to site walk. There is no handoff between a sales team and a production team — the designer who writes your brief is the one who produces the drawings and reviews the site.

We respond to messages within one working day and document every substantive exchange. If something changes on site, you hear about it the same day it is discovered.

during coordination

  • Weekly site walk during active build phases
  • Written summary after each visit
  • Shared change log updated as work progresses
  • Contractor communication kept in writing, not verbal

pricing

Transparent fees with no hidden additions

Our fees are fixed by service, not by percentage of build cost. RM 480 for Concept Development, RM 3,200 for a Full Design Package, RM 1,650 for Procurement and Coordination. Additional rooms beyond the base four in the design package are quoted per room before work begins.

There are no fees for supplier visits, no charges for revisions within the included round, and no surcharge for projects outside Bangsar within the Klang Valley.

what is in the price

  • All consultations included in each service fee
  • Site visit included per service
  • One revision round included in concept and design packages
  • Supplier sourcing visits included in coordination fee
  • No commission from any supplier

distinctive features

What sets this practice apart

apartments only

Residential apartments, nothing else

We do not divide our attention between hospitality, office, and residential work. Every process we have built, every supplier relationship we have developed, and every constraint we know is relevant to apartment projects in KL.

documentation model

A documentation set your contractor can read

Our drawing format is adapted to how local contractors in KL work. That means fewer RFIs, fewer mid-build interpretations, and a pricing process that reflects the actual scope rather than assumptions.

modular engagement

Engage at the stage that fits you

Some clients need all three services; others need one. The Concept, Design, and Coordination phases are designed to work independently — you do not need to commit to everything upfront to get started.

sourcing independence

Sourcing advice with no commercial interest

Because we do not receive fees from suppliers, our shortlists reflect genuine fit. When we recommend a tile supplier in Kepong over a more convenient one in PJ, it is because the product and pricing are better, not because of an arrangement.
