• "You", "Client" — refers to the individual or entity using this website or engaging our services.
• "Services" — refers to the interior design services described on this website: Concept Development, Full Design Package, and Procurement and Coordination.
• "Agreement" — refers to a service engagement confirmed in writing between tepians and a Client.
• "Deliverables" — refers to documents, drawings, visualisations, and written materials produced as part of a service engagement.
• "Site" — refers to this website at {{DOMAIN}}.

2. Acceptance of Terms

By accessing this website or submitting an enquiry, you confirm that you are at least 18 years of age and have the legal capacity to enter into a binding agreement. If you are acting on behalf of a company or other legal entity, you confirm that you have authority to bind that entity to these Terms.

3. Services

tepians provides non-regulated interior design services for residential apartments within Malaysia, primarily serving the Klang Valley. Our services are described on this website and cover:

• Concept Development — brief writing, layout, mood direction, and spatial narrative
• Full Design Package — drawings, schedules, and 3D visualisations
• Procurement and Coordination — supplier sourcing and on-site coordination

Services are offered within the scope of non-regulated interior design practice. tepians does not provide structural engineering, licensed electrical or mechanical services, architectural certification, or any other regulated professional service.

4. Engagement and Service Terms

4.1 How an engagement begins

An engagement begins when both parties have confirmed the scope, fee, and timeline in writing — by email or a signed service document. Website enquiries alone do not constitute a service agreement.

4.2 Scope and changes

The scope of each engagement is set out in the written confirmation. Changes to scope are discussed in advance and confirmed in writing before additional work is undertaken. tepians reserves the right to quote separately for work outside the agreed scope.

4.3 Timeline

Timelines stated in the service descriptions are indicative. Actual timelines depend on the complexity of the project, the speed of client feedback, and third-party factors including contractor availability. tepians will communicate any anticipated timeline changes in advance.

4.4 Revisions

Each service includes one round of revisions as described in the service documentation. Additional revision rounds may be requested and will be quoted separately.

5. Payment

Fees are as stated in the written service confirmation. Pricing displayed on this website is indicative; final fees are confirmed at the time of engagement.

• All fees are quoted in Malaysian Ringgit (RM)
• Payment terms are agreed in the service confirmation document
• Work does not commence until any agreed upfront payment has been received
• tepians does not accept payment on behalf of suppliers or contractors

Fees once confirmed are non-refundable for work already completed. If a client terminates an engagement mid-way, fees for completed stages are payable in full.

6. Intellectual Property

All drawings, 3D visualisations, written documents, mood boards, and other materials produced by tepians during an engagement remain the intellectual property of tepians until fees for the relevant service have been paid in full.

Upon full payment, the Client receives a licence to use the deliverables for the specific apartment project described in the engagement. This licence is non-exclusive and non-transferable. Deliverables may not be resold, published, or used for other projects without tepians's written consent.

The content of this website — including text, design, and images — remains the property of tepians and may not be reproduced without permission.

7. Client Responsibilities

To enable tepians to carry out the services effectively, the Client agrees to:

• Provide accurate information about the apartment, including floor plans, dimensions, and relevant building restrictions where available
• Make themselves available for consultations within agreed timeframes
• Provide feedback and approvals within the timeframes agreed in the engagement
• Obtain any necessary consents from building management or joint management bodies for renovation works
• Not share tepians's deliverables with third parties without agreement

8. Confidentiality

tepians treats project information as confidential. We do not share floor plans, project details, or client information outside the project team without the Client's permission. This obligation continues after the engagement ends.

We may reference completed projects in our portfolio with the Client's consent, without disclosing personally identifying information.

9. Disclaimers

tepians provides interior design services in good faith based on the information provided by the Client. We do not provide structural, engineering, electrical, or legally regulated professional advice. Design documentation should be reviewed by a qualified contractor before construction begins.

3D visualisations are representational and may differ from final constructed outcomes due to material availability, manufacturing tolerances, and on-site conditions. They are intended as decision-making aids, not as construction documentation.

This website and its content are provided without representation as to accuracy or completeness. Pricing and service details are subject to change.

10. Limitation of Liability

To the fullest extent permitted by Malaysian law, tepians's liability in connection with any service engagement is limited to the fees paid for the specific service in question. We are not liable for indirect, consequential, or special damages arising from the use of our services or deliverables.

We are not responsible for the performance of contractors, suppliers, or any third parties involved in the renovation — including those shortlisted or recommended by tepians.

11. Termination

Either party may terminate an engagement by written notice. tepians will invoice for all completed work up to the date of termination. Deliverables for stages not yet fully paid for remain the property of tepians until payment is received.

tepians reserves the right to decline or discontinue a project if the working relationship becomes untenable or if the Client's instructions require work outside the scope of non-regulated design practice.

12. Governing Law and Jurisdiction

These Terms are governed by the laws of Malaysia. Any disputes arising from or in connection with these Terms or any service engagement will be subject to the exclusive jurisdiction of the courts of Kuala Lumpur, Malaysia.

We encourage any concerns to be raised directly with us first. We will make reasonable efforts to resolve any disputes informally before formal proceedings are considered.

13. General

• Entire agreement: These Terms, together with any written service confirmation, constitute the entire agreement between the parties for the service in question.
• Severability: If any provision of these Terms is found to be unenforceable, the remaining provisions continue in full effect.
• Waiver: Failure to enforce any provision does not constitute a waiver of the right to enforce it in future.
• Assignment: The Client may not assign or transfer their rights or obligations under these Terms without tepians's prior written consent.

14. Changes to These Terms

We may update these Terms from time to time. Changes will be posted on this page with an updated effective date. Continued use of this website following a change constitutes acceptance of the revised Terms.
